Behind-the-Scenes Video · Phase 1 · Building G + F · 200 Rooms
The clip shows Phase 1 · Building G + F of Pullman Phuket Karon Beach Resort · 200 rooms · the other 462 rooms in Buildings A-E were not filmed.
Mega Project Scale · Why 7 Buildings · 662 Rooms Is a Big Deal
Full-scale 5-star hotel Smart Film projects in Thailand can be counted on one hand, and Pullman Hotel Phuket is one of them — this job covered all 7 buildings (Building A to G), over 662 rooms, with every room fitted with Smart Film on the Sexy Bathroom glass to give guests Digital Privacy.
InHouse managed this project with a Multi-Phase Rollout strategy, installing one building at a time, starting with Building G + F as Phase 1 (200 rooms) as seen in the clip, then rolling out the remaining buildings (A-E, 462 rooms) until complete — the reasons for splitting it into phases are:
- •The hotel stayed open for business — installing one building at a time meant rooms weren't all closed at once, so hotel revenue wasn't interrupted
- •Learn and improve — using Phase 1 as a baseline, then applying the issues found to the later phases
- •Logistics control — managing film stock, parts and crews batch by batch is easier than doing all 662 rooms at once
- •Quality assurance — each phase has a QC sign-off before the next phase begins
InHouse could manage work at this scale smoothly thanks to 10,000+ sqm of film stock per model, which let each phase start immediately without waiting on production, together with engineering and installation crews who are all InHouse employees — no subcontractors.
Why Pullman Chose Smart Film over Smart Glass · 5 Real Reasons from a 662-Room Case
One question every Mega Project must answer before starting is "Smart Film or Smart Glass · which to choose?" Both use PDLC as the same base technology and switch clear↔frost the same way, but they differ in construction and usage model, which affects price, installation and project fit — this section sums up the 5 reasons the Pullman team chose Smart Film for 662 rooms.
Renovation Reality · Smart Film = a retrofit that bonds onto existing glass
Pullman Phuket was already open for business; the Sexy Bathroom glass in all 662 rooms was installed at construction time, with all the built-in work around the glass (frames, edge tiling, walls) finished. Smart Film could bond straight onto the existing glass with no removal, whereas Smart Glass would require ordering new glass from the factory, removing the old panes and reworking all the built-ins — a process ill-suited to a hotel still open for business.
Massive cost savings · the same privacy function
Smart Film Outdoor + Aquaris™ costs roughly 9,500-12,000 THB/sqm, while Smart Glass Laminated PDLC is 16,500-22,500 THB/sqm; on a 662-room scale, that difference adds up to several million THB.
Smart Glass has the added benefits of Tempered Laminated Safety and 30-35dB sound dampening that Smart Film lacks, but this project's priority was Digital Privacy, which Smart Film delivers just as well. Choosing Film therefore cut CAPEX by 40-50%, freeing that difference to invest in RCU Integration that elevates the Guest Experience instead.
Aquaris™ · InHouse, the only brand in Thailand with wet-zone technology for Smart Film
A Sexy Bathroom is a wet zone exposed to shower splash, steam and over 80% humidity constantly. Standard market PDLC can't handle these conditions, because it oxidizes at the ITO layer, the edge adhesive lifts (edge lift), and lifespan drops to just 2-3 years.
InHouse solves this with the Outdoor Series + Aquaris™, an R&D layer designed specifically for wet zones, with 360° Edge Sealing to keep water and steam from seeping past the edge, blocking IR/UV at 99.99%, and extending lifespan by about +80% versus standard PDLC — this is why InHouse Smart Film works in 5-star hotel bathrooms while ordinary vendors won't recommend Film for wet spots.
Warranty + free onsite service · cared for on site, for the lifetime of the product
Smart Film Outdoor + Aquaris™ has a lifespan boosted +80% versus standard PDLC, close to Smart Glass's +50% boost — not far apart. Every project comes with the InHouse Confidence Policy: if the delivered work fails the agreed acceptance standard, InHouse will remedy it or refund 100% per the agreed terms.
A key InHouse USP is free onsite service for the lifetime of the product: the team travels to the site directly, no travel charge, no labor charge, covering every service area in Thailand and extending to 8 ASEAN countries. If Smart Glass fails, the whole pane must be removed (see reason 5 below), making the cost and downtime far higher.
Downtime · the owner worries about downtime · Smart Film can be replaced instantly
Pullman's owner cares particularly about downtime, because a room closed for even 1 day is Revenue Loss × 662 rooms. Planning for fast future restoration was therefore a key deciding factor.
Smart Film takes just 1 day per room to replace (peel off the old film, clean the glass, apply new film), so the room can reopen the next day. Smart Glass takes 3-5 days per room (remove the whole pane, dismantle the edge, frame and built-ins, fit new glass, then restore all the built-ins), plus the impact on the existing built-in work. In addition, InHouse holds 10,000+ sqm of film stock per model, ready for instant replacement with no wait on production, meeting the operational continuity a 5-star hotel needs.
Why the InHouse Team Chose to Work Overnight (18:00-06:00)
In the video you'll see the InHouse team working overnight, 18:00-06:00, which isn't by chance but a decision made after assessing the real site conditions early in the project.
Daytime problems
- · Crews from other trades working in the same area (flooring · finishing built-ins · painting)
- · Lots of dust · the glass must be spotless to squeegee the film
- · Cramped work space · hard to move materials · awkward to lay out equipment
- · Loud · hard for teams to communicate
Overnight advantages
- · Quiet and calm · no other trades · full concentration
- · Little dust · other teams have finished · the glass surface is spotless
- · Spacious work area · easy to move materials
- · 50%+ faster · far more rooms per night
- · QC can inspect in detail under artificial light (flaws show clearly)
Choosing to work overnight is a mark of professionalism, because InHouse doesn't force the site conditions but adjusts its hours so that both the other trades and our team can work at peak efficiency — the result is faster completion, higher quality, and a hotel that can still serve guests as usual during the day.
3 Specialist Teams · Working in Parallel for Speed and Perfection
Installing Smart Film in a hotel of this level isn't a one-person job, so InHouse splits the team into 3 specialist parts working in parallel in each room, each team having its own domain experts.
Electrical + RCU Integration Team
Wiring the Smart Film transformer to the Schneider Electric RCU
This team handles preparing the electrical system and wiring the Smart Film transformer into the hotel's RCU (Room Control Unit), which at Pullman Phuket is by Schneider Electric. The key point is wiring it so the film can be controlled from both the existing room wall switch and the remote InHouse includes — so hotel guests never have to change how they use it.
Glass-Surface Cleaning Team
Preparing the surface to be free of dust and residue
Many assume the "cleaning team" is a secondary team, but in truth this is the team most critical to the work quality, because even the tiniest speck of dust left under the film shows as a black dot for the entire lifespan. So this team wipes and inspects the glass surface layer by layer, rechecking with a work light from many angles, until certain the surface is 100% dust-free before handing over to the film-application team.
Installation and Film-Application Team
The most meticulous step · the challenge: the built-in work
This team is InHouse's film hands, and it's the most meticulous step, demanding high skill to squeegee the film perfectly flat with no air bubbles. The challenge at Pullman Phuket was that built-in work obstructed several spots, so the crew had to use special techniques to squeegee film in tight corners without damaging the hotel's expensive built-in work, while tucking the wiring neatly out of sight — to the InHouse standard 5-star hotel clients expect.
Deep Dive · Hotel RCU Integration with Schneider Electric
The Hotel RCU (Room Control Unit) is like the "brain" of a hotel room, controlling lights · AC · curtains · TV and Smart Film through one central switch in the room, and Pullman Phuket chose the system from Schneider Electric, one of the major vendors in the hospitality field.
Why integrate Smart Film with the RCU?
Without integrating Smart Film into the hotel's RCU, guests would have to carry a separate Smart Film remote, which confuses which remote controls what and instantly dilutes the Guest Experience of a 5-star hotel. But once integrated with the RCU, a single switch in the room controls everything, Smart Film included.
How guests use it once integrated
Option 1
Remote
InHouse includes a remote in every room · works out of the box by default
Option 2
Wall switch in the room
Press the wall switch · film on/off · integrated via the Schneider RCU
Option 3
Central Control
The hotel controls from the Front Desk · e.g. Do Not Disturb mode
The standard InHouse guarantees
- Free integration — InHouse charges nothing extra to wire the RCU · our engineers do it themselves
- No vendor lock-in — Schneider Electric in this case · if another hotel uses Honeywell INNCOM, Lutron, KNX or Crestron, we can integrate those too
